Aventura is a small, densely built city of high-rise condo towers wrapped around one anchor: the 2.8-million-square-foot Aventura Mall, one of the largest shopping centers in the country. Incorporated only in 1995 on what was swampland into the 1970s, it sits almost exactly between Miami and Fort Lauderdale (about 12 miles from each), which makes it a genuinely different housing product than either -- there is very little single-family stock here, and the citywide median price is pulled down by older, smaller condo units even as new luxury towers sell for far more per unit. That makes Aventura's market read as more moderate than Miami's or Fort Lauderdale's on a simple median-price basis, which understates what its newest waterfront towers actually cost.
